The property is a 2 bedroom, 1 bathroom terrace with a rear yard which had been owned by the client for 30 years and was rented out as an investment property. The property had fallen into a state of disrepair with rising damp, a leaking roof, rotting stairs and balcony an overgrown rear garden with roots breaking through the uneven pavers. The client wanted to fix the issues with the property and create a desirable finish, ensuring that the property was hassle free and practical for future tenants.

The client was extremely happy with the final result and we are now restoring a third property for them.

The project included the following tasks:

  • Removal of the old render from all lower internal walls and rising damp issues rectified with measures taken to prevent recurrence.
  • Removal of rotten flooring and sub-frame with removal of excess soil below floor to create inspection access and ventilation and installation of new blackbutt hardwood flooring.
  • Restoration of stairs, top front balcony and front roof repaired with correct original curve.
  • Rectification of rear yard, including fixing the tree root damage, installation of new pavers and new rear door.
  • New front beams, upper and lower.
  • Rectification of front fence in accordance with original.
  • New front door with security screens installed to front door and windows.
  • New paint, inside and out.
